Job Overview:
Lead the business strategy and drive tenant/investor acquisition for the industrial park (IP) project; take full ownership of revenue, occupancy rate, and customer pipeline; build and develop a high-performing sales team.
Responsibilities: We are looking for a talent who is suitable for the position of Business Development Director - Industrial Real Estate with the following criteria & work:
- Develop and execute phased business strategies for the industrial park (leasing/land plots/ready-built factories/warehouses, etc.).
- Build and expand a strong pipeline of FDI clients and large enterprises (manufacturing, logistics, data centers, etc.); grow partner channels including brokers, investment consultants, associations, and trade promotion agencies.
- Manage the full sales pipeline – from negotiation to contract signing – ensuring compliance with legal requirements, pricing policies, and commercial terms.
- Collaborate closely with Legal, Investment, Planning, Engineering, and Operations teams to close deals and ensure smooth handover.
- Build and lead the sales team: recruitment, coaching, KPI setting, incentive schemes, and standardizing sales processes.
- Prepare periodic reports for senior management: sales forecast, market and competitor analysis, and recommendations on pricing and product strategies.
Requirements:
- Minimum 10–15 years of experience in real estate sales, preferably in industrial parks, factories, warehouses, or logistics real estate; proven track record in handling large revenue and occupancy targets.
- Strong network of clients and partners; experience working with FDI clients is a strong advantage.
- Solid understanding of industrial park business models, transaction processes (leasing/land), contract terms, and legal coordination.
- Strong leadership, strategic thinking, negotiation skills, and ability to work under high target pressure.
- Fluency in English is required.
