Key Responsibilities
Market Research & Analysis
- Research, collect, consolidate, and analyse information on the industrial real estate market, FDI trends, target industries, competitors, and key customer segments.
- Assess economic conditions, government policies, regulatory developments, infrastructure, and other factors that may influence market demand, rental rates, and project competitiveness.
- Conduct competitive benchmarking of industrial parks and recommend appropriate pricing strategies and commercial terms for different projects, products, and customer segments.
Business Planning & Execution
- Contribute to the development of monthly, quarterly, and annual business, marketing, and investment promotion plans in line with the Group’s strategic direction.
- Coordinate and execute business development programmes, monitor progress, and evaluate the performance of assigned team members.
- Work closely with relevant stakeholders to develop land utilisation plans, sales phasing, and product portfolios in accordance with project legal status, land clearance, and infrastructure development timelines.
- Recommend adjustments to business plans, commercial policies, or market approaches when performance falls below targets.
Customer Development & Transaction Management
- Identify, approach, and develop relationships with domestic and international investors seeking industrial land, ready-built factories, warehouses, or related industrial park services.
- Understand customer requirements and provide suitable recommendations on location, products, pricing, handover schedules, and commercial terms.
- Lead or support the preparation of lease proposals, business plans, MOUs, Letters of Offer (LOOs), heads of terms, lease agreements, and other transaction-related documents.
- Participate in negotiations with customers and business partners within the assigned authority.
- Manage and monitor the transaction process from initial contact, site visits, and negotiations through contract signing and handover to the relevant customer service or operations team.
Marketing & Investment Promotion
- Collaborate with internal teams to develop marketing content, project materials, presentations, and sales tools to support project promotion and investment attraction.
- Organise and participate in conferences, seminars, exhibitions, investment networking events, and engagement programmes with domestic and international investment promotion organisations.
- Evaluate the effectiveness of marketing and sales campaigns based on customer data, campaign costs, conversion rates, and market feedback.
- Build and maintain strong relationships with investment promotion agencies, consultants, brokers, business associations, and other strategic partners.
Reporting & Data Management
- Develop, update, and maintain databases covering customers, partners, products, and transaction pipelines.
- Prepare regular and ad-hoc reports on market developments, business activities, customer status, and performance against targets.
- Monitor key business indicators, including conversion rates, projected revenue, contract progress, and customer payment obligations, and provide timely updates to management.
Requirements
Professional Knowledge
- Strong understanding of the industrial real estate market, particularly industrial parks and related commercial models.
- Good knowledge of economics, finance, investment, marketing, and investment promotion.
- Solid understanding of industrial real estate business development, customer acquisition, and transaction processes.
- Basic knowledge of regulations relating to investment, land, real estate business, and industrial parks.
- Ability to analyse investment returns, pricing structures, and commercial terms.
Education
- Bachelor’s degree or above in Economics, Finance, Investment, Business Administration, Marketing, Commerce, Real Estate, or a related discipline.
- A postgraduate degree or relevant professional certification is an advantage.
Professional Experience
- At least 5 years of relevant experience in industrial real estate, investment, project development, B2B business development, or a related field.
- Minimum 2 years of experience in team management or work coordination.
- Experience working with FDI investors, investment promotion agencies, or international manufacturing companies is highly preferred.
IT & Language Skills
- Proficient in Microsoft Office, particularly Word, Excel, and PowerPoint.
- Familiar with CRM systems, data analytics tools, and AI applications to support business activities.
- Proficient in at least one foreign language, such as English, Chinese, Japanese, or Korean, with the ability to communicate, present, and work effectively with international partners.
- Additional foreign language skills are an advantage.
